Connell
Brothers have recently completed the demolition of Eagle
Star House situated on Mosely Street in the city centre
of Manchester. This contract is the latest in an impressive
portfolio of challenging city centre projects completed
by Connell Brothers and was conducted on behalf of Maple
Grove Developments to make way for new offices for law firm
Cobbets.
The Demolition of this eight-storey structure
took almost four months and posed a variety of difficulties
and constraints on site. Eagle Star House was located in
the central business district of the city centre, it also
ran alongside the Metrolink tramline and an arterial bus
route in and out of the city.
Due to the restrictive nature of the surrounding
environment careful planning and Liaison played a crucial
role in the smooth running of the contract. Working closely
with the City Council, Greater Manchester Passenger Transport
Executive, and the stringent rules and regulations for contractors
working adjacent to the Metrolink.
Connell Brothers negotiated the possession
and overnight shut down of the Mosely Street tram. This
allowed the re routing of overhead cables which had previously
been suspended off the building to new temporary posts.
The Mosely Street elevation was fully scaffold,
and encompassed with monarflex sheeting. Due to the location
of the works, a planned sequence of weekend road closures
had to be implemented to allow for excavators to be craned
up to roof level to deconstruct the Mosely elevation building
floor by floor. This was carried out until safe to complete
the remaining demolition utilising the specialist high reach
excavator capable of reaching 40 metres. Exterior tunnels
were created on the scaffold to the Mosely Street elevation
to allow operatives to move around the building whilst enabling
pedestrians to continue utilising one of the busiest streets
in the city with a minimum of disturbance to their daily
lives

The demolition process created considerable
interest to passers by. Not only were the eyes of the general
public on Connell Brothers but so were those of numerous
chartered surveying practices, and clerks of works who inhabit
a number of the adjacent and surrounding buildings.
Due to the densely populated commercial location of the
site Connell Brothers were keenly aware of the environmental
awareness required on a project of this size and nature

complex due to the requirement for design and installation
of specialist propping to hold back the basement wall supporting
the road and rails for the adjacent Metrolink.
During the course of the project Connell
Brothers will undertake a strict regime of Health, Safety
and Environmental auditing of the works with regular visits
from external advisors to ensure that it runs to programme
without accident or incident and maintains the company’s
enviable blemish free Health and Safety Record.
The project Director appointed for the
demolition was Mr Barry Connell, who is well versed and
experienced with city centre works, having overseen the
demolition of the former Marks and Spencer’s complex
in Manchester which earned Connell Brothers the prestigious
award of “Demolition Contractor of the Year.”
